The Illuminate Home Inspections Routine

At Illuminate Home Inspections, we take the time to inspect every accessible area, explain our findings, and provide the clear, detailed information you need to make confident decisions.

The Start

  • Take an establishing exterior photograph of the front of the home.

  • Activate all interior lights and exhaust fans to prepare for systemic testing.

  • Initialize the dishwasher cycle early to monitor for hidden drainage leaks.

  • Locate and verify clear access to all attic entry panels.

  • Document current outdoor ambient temperatures and local weather conditions.

  • Determine and record the exact compass orientation of the property.

The Big Three

(Roof, Attic, Exterior)

  • Safely ascend and conduct a comprehensive walk of the roof system.

  • Deploy a 10-foot camera extension pole to inspect deep, inaccessible attic corners.

  • Evaluate the exterior envelope, including siding, eaves, windows, and grading.

  • Document the gas meter, main electrical panel, and remove the dead-front cover.

  • Inspect the outdoor HVAC units inside and out, verifying their age and condition.

  • Run and test all exterior hose bibs for proper flow, drainage, and pressure.

  • Test all outdoor electrical outlets and verify the primary doorbell function.

The Middle Three

(HVAC, Electrical Panels, Plumbing)

  • Activate the thermostat to evaluate both heating and air conditioning functions.

  • Perform an in-depth internal and external inspection of the HVAC unit and water heater.

  • Measure the temperature of the registers and return vents.

  • Thoroughly inspect all interior electrical distribution panels and sub-panels.

  • Locate and document the main water shut-off valve and main sewage cleanout line.

  • Verify that all registers are actively distributing properly conditioned air.

  • Run, fill, and drain all interior plumbing fixtures simultaneously to test drainage.

  • Stress-test the system by running multiple fixtures to evaluate overall water pressure.

  • Verify fixture stability and perform a detailed leak check under every sink.

  • Confirm the water heating system successfully supplies both hot and cold sides.

  • Run and verify the operational status of the oven, microwave, and range.

The Final Three

(Outlets, Interior Walls, Windows/Doors)

  • Follow a strict clockwise, top-to-bottom pathway through every room.

  • Individually test every accessible outlet, switch, ceiling fan, door, and window.

  • Test all smoke and carbon monoxide detectors to ensure proper function.

  • Crawl the foundation space or deploy the 10-foot camera pole to check for moisture and pests.

  • Test the automatic garage door opener to ensure the safety auto-reverse mechanism works.

  • Scan the interior walls with an infrared thermal camera to locate any hidden moisture or leaks.
