What Is a Home Inspector Responsible for Finding?

When I inspect a house—whether it’s a mid-century home in Provo or new construction in Lehi—my main goal is to evaluate the visible, accessible structure and core systems. During a standard home inspection, I perform a non-invasive evaluation of:   

• Roofing & Exterior: Shingle condition, flashing, gutters, siding, and drainage away from the foundation.   

• Plumbing Systems: Main supply lines, drain piping, water heaters, water pressure, and fixtures.   

• Electrical Panels & Components: Main service panel, breakers, wiring, and safety devices like GFCIs.   

• HVAC Systems: Heating units, cooling systems, and ductwork functionality.   

• Attic, Insulation & Ventilation: Insulation depth, proper attic airflow, and roof structure framing.   

• Doors, Windows & Interior: Framing alignment, windows, floors, walls, and stairs.   

What Is Excluded From a Standard Home Inspection?

It’s equally important to understand what a home inspection cannot cover. A home inspection is a snapshot in time of visually accessible areas. It is not a technically exhaustive engineering survey, nor can an inspector see inside solid walls, under finished floors, or buried underground piping without specialized scope equipment.   

Additionally, home inspectors do not perform repairs or provide cost estimates—maintaining this boundary ensures completely unbiased feedback without any conflict of interest.

Your real estate agent works as your advocate during the transaction. Once you receive your detailed home inspection report, your agent helps you interpret the findings, prioritize safety or structural concerns, and negotiate repairs or seller credits appropriately before closing.
